For main contractors, construction consortia and installers with projects from about 1 million euros building cost: the complete fire-resistant scope with one specialist party, with quality assurance and a digital handover file.
On a large construction project, fire protection is not a separate item at the end. Penetrations come in waves, different installers work through the same fire separations, and much of the work disappears within weeks behind ceilings and shaft walls. Anything not recorded by then can no longer be demonstrated at handover.
We take over the fire-resistant scope as one discipline: seals, fire doors, fire-resistant glass, steel cladding, separating structures and fire dampers. We follow your phasing, coordinate with the other subcontractors and deliver a file per component that you include directly in your handover file.
Who it is for
- Main contractors and construction consortia in residential and non-residential construction.
- Installers who want to outsource the fire-stopping of their penetrations.
- Developers and construction managers who want to contract the fire-resistant scope separately.
What a main contractor can expect from us
Planning and phasing
We plan our work around your phasing and return for each building section as the pipework and finishing progress. We agree the staffing per phase with you in advance.
Nationwide service area
From The Hague we work throughout the Netherlands, including on several projects for the same client at the same time. On site we take part in your site meetings and follow your safety and access regime.
Working with other subcontractors
We agree in advance who makes which opening, who passes through it and who seals it. We report penetrations that are not on the drawings, or that are added after sealing, and we report additional work in advance.
Quality assurance
Installation within the substantiated field of application of the system, recorded per component with a photo before it is closed in. If anything in our work is rejected at handover, we put it right.
Digital handover
Per component location, system, documentation, date and photo, in the format you pass on to your client. On request as a digital logbook for the building manager.
Quote per line item
With drawings, a bill of materials or penetration list and a schedule, we usually deliver an itemised quote per line item within five working days. If quantities are missing, unit prices with a substantiated estimate.
Service area: Den Haag · Rotterdam · Zuid-Holland · Utrecht · Amsterdam · Eindhoven · Noord-Brabant · Tilburg · Amersfoort · Almere and the rest of the Netherlands
Where large-scale building takes place in 2027
As of October 2026, based on the forecasts of ABF Research and the EIB and the government's plans.
Housing
ABF Research expects almost 100,000 new homes in 2027; the EIB expects 84,000 completions. A large share comes from 26 national large-scale housing areas with more than 400,000 homes in total up to and including 2035, including Den Haag CID Binckhorst, Rotterdam Oostflank and the Oude Lijn between Leiden and Dordrecht.
Factory-built
The government wants half of new homes to come from the factory by 2030. The fire separations within a module are then made in advance; the connections between modules and the penetrations on site remain project-specific work that has to be sealed and documented.
Non-residential, healthcare and defence
The EIB expects non-residential construction to recover from 2027, especially offices and shops. In healthcare, several hospital projects start or finish in 2027, and Defence will build or replace some 2.5 million square metres of real estate in the coming years.
Rules
Stricter requirements for facades of buildings taller than 30 or 50 metres are ready, but were not yet in force in October 2026. The Wet kwaliteitsborging still only applies to consequence class 1; for apartments, offices and healthcare buildings a decision follows after the evaluation in 2027.

Questions about large construction projects
For projects from about 1 million euros building cost, where the fire-resistant scope is large enough to follow the construction schedule in phases. We also take on smaller projects and individual items; for those the regular contact form is the quickest route.
Yes. With drawings showing the fire separations, and if possible a penetration list or bill of materials, we prepare a quote per line item. If the quantities are still missing, we give unit prices and a substantiated estimate, so you can tender without an open item.
Yes. For contractors and installers who regularly outsource fire protection, we are happy to make framework agreements, with fixed unit prices and a fixed format for the handover file.
Stricter requirements are coming for facades of tall buildings; they were not yet in force in October 2026. The Wet kwaliteitsborging still only applies to consequence class 1; the evaluation follows in 2027. And the government wants half of new homes to come from the factory by 2030, so the connections and penetrations on site need more attention. Read the overview in large construction projects in 2027.
